Lifespan by Coating Type

Professional Polyaspartic: 15-20+ Years

This is the gold standard. A properly installed polyaspartic system with diamond-ground prep will last 15-20 years or more. We have customers whose floors look brand new after 8-10 years of daily use — parking cars, dropping tools, spilling whatever.

Professional Epoxy: 5-10 Years

Good quality epoxy installed by a professional lasts 5-10 years. After that, you'll start to see wear patterns where tires sit, possible yellowing near light exposure, and gradual loss of gloss.

DIY Epoxy Kits: 1-3 Years

Sorry, but this is the reality. Hardware store kits use thinner products, rely on acid etching instead of grinding, and don't have the multi-layer thickness to withstand real-world abuse. Hot tire pickup and peeling are extremely common within the first year.

Grind and Seal: 3-7 Years

A penetrating sealer over diamond-ground concrete looks great and is very economical. But it's a sealer, not a coating — it wears through over time and needs reapplication.


The #1 Factor: Surface Preparation

Here's something most homeowners don't realize: the coating that goes on top is only as good as the prep underneath.

A $5,000 coating system over acid-etched concrete will fail faster than a $2,000 system over properly diamond-ground concrete. Every time.

Why? Diamond grinding creates a mechanical profile (think micro-scratches) that the coating grips into. Acid etching just cleans the surface chemically — it doesn't create real grip. The coating sits ON the surface instead of bonding INTO it.

Weekly (2 minutes)

  • Sweep or dust mop loose dirt and debris
  • That's it. Seriously.

Monthly (10 minutes)

  • Mop with warm water and a mild cleaner (dish soap works)
  • Don't use harsh chemicals, acidic cleaners, or abrasive pads

As Needed

  • Wipe up oil, gas, or chemical spills promptly (they won't stain, but don't let them sit for days)
  • In winter, sweep out road salt and gravel regularly — they're abrasive

What NOT to Do

  • Don't use a pressure washer on your coated floor — it can damage the topcoat
  • Don't drag sharp metal across the floor (jack stands without pads, steel toolboxes, etc.)
  • Don't use rubber-backed mats — they can trap moisture and cause discoloration

When to Recoat

Even the best coatings eventually need refreshing. Signs it's time:

  • Visible wear patterns where tires sit
  • Loss of gloss in high-traffic areas
  • Small chips or scratches accumulating
